Notes on accommodation
A large, spacious property which is furnished and equipped to a high standard. The lounge provides extra accomodation, if necessary, with sofabeds. Satellite TV, DVD and CD player are provided. The kitchen is well-equipped and apart from the amenities listed below also includes a kettle, filter coffee maker, toaster & sandwich maker. Off the lounge there is a guestroom and another downstairs near the large garage, which could provide an indoor play area. There is a wood burning fire in the loungeand a portable heater in each bedroom for use in the cooler months. All the bedrooms have twin single beds but these can be made into doubles if required. There is a large bathroom upstairs and the main bedroom has an ensuite. The property is secure with electric blinds at all the windows and an intercom for checking callers. Gates and walls surround the exterior. No smoking in the property please.

Accessibility
As the property has a lower ground, ground and first floor with stairs to each level it might be difficult for people with mobility issues.

Outside
A small garden alongside the drive which is accessed through a double gate or from inside the garage. The terrace off the lounge has table and chairs and a parasol. Two reclining chairs are also available. A barbecue is provided, stored in the garage. A terrace is available from bedroom 2 and a smaller one from bedroom 3.

Coast/Beach
The coast is a short drive away with a selection of lovely beaches. Ferragudo is about 10 mins and along the coast road towards Carvoeiro there's a number of beaches to choose from Praia Angrinha next to the fort of Sao Joao de Arade, Praia Grande, Pintadinho, Caneiros and then Carvoeiro which has cafes, restaurants, shops etc. Praia da Rocha, is approx 25 mins drive and the large resort of Albufeira, for those who prefer a more commercial resort. Various other beaches and small coves.

Golf
The Pestana owned courses Gramacho, Vale da Pinta and practice academy are just 10 mins away. Both are designed by Ronald Fream and have hosted championship events. The course at Silves, about 15 mins away is also part of Pestana Golf, and most holes offer a spectacular mountain and valley view overlooking palm trees and olive groves. Vale de Milho is a 9 hole(two sets of tees) course designed by Dave Thomas, excellent for beginners and gives experienced golfers the chance to concentrate on their short game. Further afield Alto Golf near Alvor is designed by Sir Henry Cotton and features Europe's longest par 5. Morgado do Reguengo has two Championship courses, Morgado and Alamos, nestling on the lower slopes of the Monchique hills. West of Alvor is the famous Championship course Penina, a Sir Henry Cotton masterpiece, which also has a 9 hole - Resort Par35 and a 9 hole course Par 30. Eastwards there are many more courses to choose from including Salgados and Sheraton Pine Cliffs.

Travel
Faro Airport to the house is a 40 min drive and a car is essential. There is a large choice of car hire companies based at the airport.

Distances
5 min walk towards the river there is a children's playground and nearby marina where water skiing and jet skis are available. Portimao, a 15 min drive, is a lovely town with interesting shops, a riverside park and cafe area. Further on at Alvor there's the Moto GP Track and sky diving. Silves, an ancient Arab town, with its Castle is 15 mins drive. The Algarve Retail Park is a must for shopaholics, approx 30 mins drive, and close by Zoomarine. Slide and Splash 10 mins.

Further details
A mini supermarket is situated less than 5 mins walk from the house but several larger ones are available with a 10 min drive. There's an excellent restaurant less than 5 mins walk from the house and plenty to choose from after a short drive to Ferragudo, Carvoeiro, Portimao and others on the coast road. A water taxi leaves Ferragudo harbour front to take you to Portimao Marina and from there it is a 5 min walk to Praia da Rocha. Plenty of places to wine and dine until late or just enjoy the beach during the daytime.

Booking notes
Booking is preferably done by email and a 20% deposit is required with booking, the remainder is due 6 weeks before your arrival date. A security deposit of £200 is required with the balance which is fully refunded within 14 days of departure upon inspection of the property.
